Vessella Woods is a long, narrow site laid out with unusual discipline: four ranks of villas either side of a central spine, every internal road drawn at thirty feet and the entry spine at thirty-five, with a forty-foot road proposed along the eastern boundary. The middle of the plan is given over to a single open green — the drawing marks the tot-lot at 3,566.04 square metres — with the tennis court, the children’s play areas and the seating circles arranged around it, and the clubhouse and basketball court held at the far western end beside the gate.
What the layout does not do is repeat one plot size eighty-two times. Every plot on the key plan carries its own area, and they run from 228 to 340 square yards. The brochure publishes plans for two of them — 285 and 320 sq yd, each drawn east- and west-facing — which means the drawing you are shown may not be the drawing for the plot you are offered. That is the single most useful thing to know before a site visit.

Reasons To Look Closer
Four Published Plans, Fifteen Plot Sizes
The deck draws 285 and 320 sq yd villas, east and west facing. The key plan labels every one of the 82 plots individually — 228, 238, 240, 244, 256, 260, 265, 266, 316, 319, 325, 330 and 340 sq yd all appear too. Ask which plot you are being sold and what its plan actually is.
The Lift Is A Provision, Not A Lift
Every plan draws a 5'0" × 5'0" lift core on all three floors. The specification’s elevator section reads, in full: “Provision for MRL/Hydraulic lift will be made.” Get in writing whether a lift is installed at handover or whether you are buying a shaft.
Four Bedrooms In Every Published Plan
The headline says “3BHK and 4 BHK Villas”, but all four drawn plans carry a guest bedroom on the ground, two bedrooms on the first and a bedroom on the second — four in total, plus a servant room with its own toilet. No 3 BHK plan appears anywhere in the deck.
Three Cars On The Drive
The ground-floor plans draw three cars in the compound — two in the porch and one alongside — behind a gated frontage, with the entrance steps and a landscaped front yard between the drive and the house.
One Big Green, Not Several Small Ones
Rather than scattering pockets of landscape, the layout concentrates 3,566.04 sq m into one central park with a tennis court, tot-lot and play circles around it, and puts the 175 sq m pool and the basketball court at the two ends.
100% Backup, Metered Separately
The specification promises 100% DG backup with an individual earthing system per villa, underground cabling, surge suppressors, and both normal and DG power metered through the energy meter — so you pay for backup by what you actually use.
Four Plans, Floor By Floor
All four rows are transcribed from the brochure’s own plan sheets — ground, first and second floor areas and the “Villa total sft” figure each sheet prints. Note what the deck does not say: it never states whether these are built-up, super built-up or saleable areas, and they are certainly not RERA carpet areas, so do not compare them directly with an apartment’s carpet figure. The bedroom counts are counted off the drawings; no plan carries a BHK label, and the only configuration line in the deck — “3BHK and 4 BHK Villas” — is not supported by any published plan, all of which are four-bedroom. Plans exist for the 285 and 320 sq yd plots only; the key plan labels thirteen other plot sizes.

The 285 Sq Yd Villa, Room By Room
This is the 285 sq yd east-facing plan — the smallest of the four published, at 3,643 sq ft in total. The 320 sq yd plans carry the same three-floor logic in a wider footprint (1,506 or 1,515 sq ft on the ground and first, and a second floor of 1,131 or 1,207), and the west-facing plans reverse the entry so that the living room and porch sit on the opposite side, with the master bedroom moved to the second floor. Every dimension above is read off the brochure’s own drawings. Note the deck labels its dining room “DINNING” on all four sheets.
Ground Floor
A living room of 13'6" × 16'3" beside the entrance and a dining hall of 20'7½" × 18'0" through the middle of the house, opening onto a covered front deck and the garden. A kitchen of 14'0" × 9'0" with a storage run and a refrigerator recess, a pooja of 4'6" × 4'10½", a powder room and a guest bedroom of 14'0" × 12'0" with a 9'10½" × 5'3" toilet. The lift core sits beside the stair at 5'0" × 5'0"; three cars park on the drive outside.
First Floor
Two bedroom suites either side of a family lounge of 20'3" × 14'1½". The larger bedroom is 14'0" × 16'9" with a 6'9" × 9'10½" walk-in wardrobe; the second is 13'6" × 12'9" with its own walk-in wardrobe and a balcony of 15'0" × 4'0". Each has a separate shower and toilet — the shower drawn at 4'10½" × 3'7½" and the toilet at 6'10½" × 6'3".
Second Floor
A multipurpose hall of 20'7½" × 13'9" — the deck’s own label — opening onto an open terrace across the rear half of the floor. A bedroom of 14'0" × 15'4½" with a walk-in wardrobe, a shower and toilet and a 14'0" × 4'0" balcony, and a servant room of 8'3" × 6'7½" with its own toilet beside the lift.

The Clubhouse & The Central Park
The clubhouse is drawn as a standalone building at the western end of the site, beside the gate and the basketball court, with the swimming pool at the far eastern end of the layout at 175 square metres. The brochure lists ten indoor amenities and eight outdoor ones — a banquet hall, a gym with an aerobics and yoga studio, indoor sports, a squash court, a spa and salon, guest bedrooms, a terrace garden and terrace party area, a 24-hour reception desk with on-site monitoring, and high-speed wireless internet through the social spaces.
Worth asking about: The brochure gives no clubhouse area, no floor plan for it and no completion date relative to the villas — and its club render shows a building considerably larger than the block drawn on the key plan. Ask for the sanctioned clubhouse drawing and the handover sequence in writing.
Everything The Brochure Actually Lists
The deck’s two amenity lists run to eighteen entries — ten indoor, eight outdoor — and are reproduced here in full, together with everything the key plan itself draws and labels. Nothing has been added to lengthen the count.
The Specification, In Its Own Words
Unusually for a twelve-page deck, Vessella Woods publishes a full specification sheet — right down to the make of the switches and the door hardware. It is reproduced below, grouped, and with one line worth reading twice: the elevator section provides a provision for a lift, not a lift.
The elevator line, in full: “Provision for MRL/Hydraulic lift will be made.” Every plan draws a 5'0" × 5'0" lift core on all three floors, but a provision is not an installed lift. Ask for the lift — make, capacity and who pays — to be named in the construction agreement before you book.
What This Brochure Does Not Say
Vessella Woods’ e-brochure is twelve spreads: an entrance render, four plan sheets, a specification, an amenity page, the key plan, landscape views, an aerial and a location map. It is more technical than most decks in this segment — and these are the things it leaves out entirely. A REALOS advisor can chase each one for you in writing.
A RERA registration number — or any approval claim
The deck prints no RERA number, and unlike most brochures it does not even claim to be RERA or HMDA approved. Villa projects of this size are ordinarily registrable. Ask for the registration number and the sanctioned layout, and check the number yourself at rera.telangana.gov.in before you pay anything.
The site address, village or survey numbers
The location page is a not-to-scale map with a pin and a list of drive times. No street address, village name or survey number appears anywhere in the document — the only address printed is the group’s office at Cyber Meadows, Kondapur. The locality named on this page is REALOS’s reading of the map, not the brochure’s statement.
Price, payment schedule and possession date
None of the three is printed, and the deck gives no construction status either — it lists Vessella Meadows as the group’s ongoing project without saying where Woods itself stands. Ask what stage the villas are at, and get the answer in writing alongside the price sheet.
Plans for thirteen of the fifteen plot sizes
The key plan labels every plot with its own area — 228, 238, 240, 244, 256, 260, 265, 266, 285, 316, 319, 320, 325, 330 and 340 sq yd all appear. Only the 285 and the 320 have published plans. If the plot you are offered is a 244 or a 340, you have not seen its drawing.
What kind of area 3,643 sq ft is
Each plan sheet prints ground, first and second floor areas and a “villa total sft”. The deck never says whether these are built-up, super built-up or saleable, and they are not RERA carpet areas. Get the carpet figure off the registered agreement before you compare rates.
Whether the lift is actually installed
The elevator specification reads in full: “Provision for MRL/Hydraulic lift will be made.” A lift core is drawn on all three floors of all four plans. A provision and an installed lift are different purchases — confirm which one is in your agreement.
That any of it is binding
The brochure’s own back-cover note: “This brochure and all the floor plans are purely a conceptual presentation and not a legal offering. The promoters reserve the right to make changes in elevation, specifications and plans as deemed fit.” Everything on this page is drawn from that document, and that is the document’s own disclaimer.

All renders are artist’s impressions and proportions are subject to change; villas and plots are subject to availability. Note that the brochure contains only two villa elevations, not four: the render on its 285 sq yd east-facing page and the one on its 320 sq yd east-facing page are the same image, and so are the two west-facing ones. Only the plans and the areas differ, so the elevations here are labelled by facing rather than by plot size.
Everything, Fifteen Minutes Away
That is the brochure’s own claim. What it does not print is an address — so this section reproduces the five drive times it does give, and says plainly where the map pin sits.
The brochure’s location page is a not-to-scale map with a Vessella Woods pin, a list of five drive times and a paragraph of copy. Its own summary line is “Everything you need is just 15 minutes away”, and its travel anchor is Chandanagar MMTS. The pin sits north of Kondapur, in the run of colonies between the Mumbai highway and Hafeezpet — Papi Reddy Nagar, Doyens Colony and Central Park Shilpa Valley are the nearest labels on the drawing, with the group’s completed Cyber Meadows marked just south of it.
The site’s address is never printed. The locality named on this page is REALOS’s reading of that pin together with the deck’s own anchors — five minutes to Chirec International School and to KIMS and Apollo, ten to the Financial District and to Hitex. Ask us, or the developer, for the exact survey numbers and a pinned Google Maps location before you plan a site visit.
