1. Acceptance of these terms

These Terms of Service (“Terms”) govern your use of realos.in (the “Site”), operated by REALOS Realty LLP (“REALOS”, “we”, “us”, or “our”). By accessing or using the Site, or by submitting an enquiry, you agree to these Terms. If you do not agree, please do not use the Site.

Your use of the Site is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

2. About REALOS and our services

REALOS is a RERA-registered real estate advisory and services firm (TG RERA A02200004512). Depending on the engagement, our services may include real estate advisory, buyer representation, property discovery, real estate investment guidance, developer coordination, assistance for NRI clients, transaction support, and due diligence coordination — across residential, commercial, and investment properties.

We operate primarily across Hyderabad and Telangana, with services expanding to other markets from time to time.

Certain advisory or property management services may be available subject to separate agreements and availability, and may not be offered at all times or in all locations.

3. Our role and developer relationships

In connection with a given project, REALOS may act in one or more capacities — including as an authorized sales partner, channel partner, referral partner, marketing partner, or independent advisor — depending on our arrangement with the relevant developer.

REALOS does not own, develop, construct, or finance any project featured on the Site unless explicitly stated. Projects are built and delivered by their respective developers, who remain solely responsible for them.

4. No agency or client relationship

Accessing or using the Site, or submitting an enquiry, does not by itself create any agency, fiduciary, brokerage, partnership, employment, or client relationship between you and REALOS. Any such relationship arises only through a separate written agreement, where applicable.

5. Property information is indicative

All project details on the Site — including prices, sizes, layouts, specifications, amenities, availability, and timelines — are provided for general information only and are sourced from developers or public material. They are indicative, may change without notice, and do not constitute an offer, contract, or guarantee.

Before making any decision, you should independently verify all details directly with the developer and through official documentation.

6. Images and visuals

Images on the Site may include artist’s impressions, representative photography, photographs of completed projects, and other illustrative visuals. Unless a specific image is clearly identified as an actual photograph of a particular project, images are indicative only and should not be treated as exact representations of any property, finish, or final built product.

7. Market information and commentary

Articles, guides, and other market commentary on the Site — including discussion of price appreciation, infrastructure, airport expansion, metro connectivity, luxury corridors, and investment potential — are based on publicly available information and our professional opinion at the time of writing. Such information is general in nature, may change, and is not a promise or guarantee of future performance, returns, or outcomes.

8. RERA and due diligence

We share RERA registration details transparently where available, and we encourage you to verify every project on the official Telangana RERA portal before booking. Nothing on the Site is a substitute for your own legal, financial, and technical due diligence.

9. No professional advice

Content on the Site, including blog articles and guides, is provided for general information and as real estate investment guidance only. It does not constitute legal, financial, tax, or regulated investment advice, and should not be relied upon as such. You should consult qualified professionals and conduct your own due diligence before acting on anything you read here.

10. Enquiries and communication

When you submit an enquiry or contact us via the Site, WhatsApp, phone, or email, you consent to be contacted by REALOS in connection with that enquiry through those channels. Please ensure the details you provide are accurate and that you are authorised to share them.

11. Intellectual property

The Site and its content — including text, branding, logos, design, and original images — are owned by or licensed to REALOS Realty LLP and are protected by applicable laws. You may not copy, reproduce, republish, or distribute our content without our prior written permission. Third-party project material remains the property of its respective owners.

12. Third-party links

The Site may contain links to developer pages, social media, and other third-party websites. We do not control and are not responsible for their content, products, or practices. Accessing them is at your own risk and subject to their terms.

13. Limitation of liability

To the maximum extent permitted by law, the Site and its content are provided on an “as is” and “as available” basis without warranties of any kind.

REALOS shall not be liable for any direct, indirect, incidental, special, or consequential damages, loss of profits, or other loss or damage arising from your use of the Site, your reliance on indicative project details or market information, or any decision made in connection with a project — even if we have been advised of the possibility of such damages.

14. Force majeure

REALOS is not responsible for any delay, failure to perform, or resulting loss caused by circumstances beyond our reasonable control — including government or regulatory actions, policy or RERA changes, developer or construction delays, strikes, civil unrest, pandemics, or natural disasters.

15. Future and additional services

REALOS may introduce additional services over time — such as property management, resale assistance, leasing, relocation support, market research, developer consulting, and other real estate-related services. Where offered, these may be subject to separate terms, agreements, and availability.

16. Governing law and jurisdiction

These Terms are governed by the laws of India. Any disputes arising in relation to the Site or these Terms are subject to the exclusive jurisdiction of the courts at Hyderabad, Telangana.

17. Changes to these terms

We may revise these Terms from time to time. The “Last updated” date above reflects the latest version, and continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
