Casagrand Crestwood sits at Pudur, on the Medchal–Pudur–Shamirpet road in North Hyderabad, with the Genome Valley and ILP Knowledge Park belt a quarter of an hour east and Exit 6 of the Outer Ring Road about ten minutes away. The master plan shows the site running back from Pudur Road to a topo pond with a nine-metre buffer along its western edge.
What is unusual about it is the product. All four villa types are built to essentially the same house — 3,812 sq ft of sale area, or 3,811 for the single Type-4 — and what changes between them is the land underneath: plots of 2,420, 2,460, 2,492 and 2,148 sq ft. Ninety-seven of the 130 villas are the base Type-1. So the decision here is not which home to buy; it is how much ground you want around the one home on offer, and which way its entrance faces.

A gated community of 130 independent villas where the brochure states 67% of the land area is open space, laid out on 9-metre and 12-metre internal roads with landscaped side pavers and a topo-pond buffer along the western edge.
One Villa, Four Plot Sizes
Every type carries the same ~3,812 sq ft sale area; the plot beneath it changes — 2,420 sq ft (97 villas), 2,460 (16), 2,492 (16) and 2,148 (1). A rare case where the house is fixed and the land is the variable.
Vaastu Taken Seriously
Every villa has an east or west facing main entrance and a bedroom in the south-west; all have east-facing kitchen hobs and an east or west puja unit; none has a north-east or south-west cut, a toilet in the south-west or north-east, or a bedroom headboard in the north.
A 17,000 Sq Ft Clubhouse
The clubhouse sits mid-plan beside the 12-metre road and carries a rooftop swimming pool, kids pool and pool deck above a banquet hall with dining, AV room, gym, board games room, library nook, steam and sauna and a pickle ball court.
Fifty-Five Named Amenities
The brochure promises "50+" and then numbers them to 55 — seven sports, ten for kids, ten entertainment, nine landscape features, three themed gardens, and the clubhouse and convenience sets, including a pets park with a washing station.
A Home Theatre On The Second Floor
Each villa is planned G+2 with a dedicated home theatre room on the second floor — wooden-finish flooring, projector provision, TV and data points — plus a family lounge, a master bedroom with a private balcony and two dedicated car parks.
Four Plot Types, One Villa
The four types differ only in the plot beneath the villa — the sale area is 3,812 sq ft on Types 1–3 and 3,811 sq ft on the single Type-4. Plot dimensions are as dimensioned on the master plan. The brochure prints no carpet area and no unit floor plan; both are shared on request.

A dedicated second-floor home theatre in wooden-finish tile, with projector provision, a TV point and a data provision.
The Terrace
A wide open terrace under a shaded canopy with a barbeque counter, sink and faucet and a 16 amp outdoor socket — offered as an optional extra, not as standard.
Parking & Charging
Two dedicated car parks per villa on Grass Crete pavers, with an exclusive car-charging point and a tap point at the park.
The brochure never prints a “BHK” label — its door schedule specifies doors for bedrooms 1, 2, 3 and 4 plus a home theatre, which is where the four-bedroom description comes from. It prints no room dimensions, no carpet area and no unit floor plan; all are shared on request.
What Is Optional
Two things the brochure presents as features of the villa appear in its own specification sheet as chargeable extras. We would rather you knew before the price conversation than after.
The Passenger Lift
The villa layout is planned to take a glass capsule lift of 1,000 mm diameter, and the brochure describes the plan as "compatible with two passenger capsule lift". The specification sheet lists the lift under "ELEVATOR (OPTIONAL – ON ADDITIONAL COST)" — so the shaft is planned for, but the lift itself is an extra.
The Open Terrace & Barbeque
The open terrace barbeque counter with sink and faucet, and the 16 amp BBQ socket, are both marked "OPTIONAL – ON ADDITIONAL COST" in the specification sheet, even though the terrace is presented as a headline feature in the body copy.
Set mid-plan beside the 12-metre road, central to both halves of the layout — with the swimming pool, kids pool and pool deck on the roof rather than the ground.
Seventeen Thousand Square Feet, Pool On The Roof
The brochure describes exclusive clubhouses spanning 17,000 sq ft with the swimming pool placed on the roof rather than the ground — a pool deck and a dedicated kids pool alongside it. Below, a grand double-height lobby with a waiting lounge opens onto a banquet hall with dining and handwash, an AV room, the gym and aerial yoga floor with an interactive gym and cross-fit corner, a board games room for teens, an indoor kids play area with a lego wall, ball pit and interactive wall games, and a convenience store for daily needs.

The brochure promises “50+ amenities” and then numbers them — all the way to 55. Every one of them is listed below, in the groups the brochure itself uses.
The Master Plan
The one genuine project drawing in the brochure, reproduced here at full resolution. It shows the 130 villa plots colour-coded by type across nine rows, the clubhouse set mid-site beside the 12-metre road, nine tot lots and five landscape pockets threaded between the rows, two utility parcels and the STP at the southern boundary — with Pudur Road and its widening line along the east and a nine-metre topo-pond buffer down the west.

Pudur, On The Medchal Road
Crestwood sits at Pudur on the Medchal–Pudur–Shamirpet road, with Kistapur Road running parallel to the north and Bollaram Road meeting the Shamirpet stretch to the east. The brochure’s map places Exit 6 of the Outer Ring Road about ten minutes south.
The pull of this address is the research and education belt around it rather than the IT corridor: Genome Valley and the ILP Knowledge Park sit a quarter of an hour east, NALSAR University of Law five minutes away, and the Mediciti Institute of Medical Science eight. Medchal itself is fourteen minutes up the road.
