The brochure’s own line for Celosia is that it is “a gated 15-acre universe where only 101 ultra-luxury triplex villas exist, each handcrafted like a collector’s edition” — and for once the scarcity claim is the actual plan. A hundred and one houses on fifteen acres at Kollur is roughly seven to an acre before roads, club and landscape are taken out.
What makes them triplexes rather than duplexes is worth reading literally. The published Type-3 plan puts living, dining, a home office, a guest suite, a servant room and a three-car garage on the ground; three more bedroom suites and two lounges on the first; and on the second, another master suite alongside a home theatre, a gym and party zone, a bar zone and a laundry — served by a private lift that runs through all three.
These are not spaces designed to chase modern trends. They’re designed to outlast them.

Reasons To Look Closer
A Hundred And One, On Fifteen Acres
The whole proposition is the count. 101 houses across 15 acres — the brochure’s phrase is “handcrafted like a collector’s edition” — where the same land in this belt would ordinarily carry several hundred apartments.
A Private Lift In Every Plan
Both published plan sheets draw a 5'6" × 5'0" lift core running ground to second floor, beside the staircase. Unlike its E-Infra sibling Autumn, this deck does not mark the lift as an optional extra — but the deck also has no specification sheet at all, so confirm what is included in writing.
A Second Floor Built For Leisure
The Type-3 second floor is not bedrooms with a terrace. It is a home theatre of 17'10½" × 20'0", a gym and party zone of 19'3" × 20'6", a bar zone, a laundry, two lounges and a master suite, wrapped around a double-height void over the living room.
Three Cars, Inside The Compound
The Type-3 ground floor draws a 24'0" × 17'6" garage for three cars behind the compound wall, plus a 12-foot deck and a 1,350 mm outdoor deck running the width of the house.
A Wet Kitchen And A Dry Kitchen
Both are drawn, and separately — 14'6" × 9'0" wet and 13'1½" × 9'4½" dry in the Type-3 — with a pooja room between them and a servant room with its own toilet off the utility court.
Type 3 And Type 6, Of At Least Six
The two plan sheets in the deck are numbered Type-3 and Type-6, which means at least six plan types exist and only two are published. Ask for the full set before you assume the range is only 350 to 500.50 sq yd.
Two Plans, Signed And Dated
Both rows are transcribed from the AREA STATEMENT blocks printed on the brochure’s own plan sheets — plot area, ground floor, first floor and second floor, totalled the way the sheets total them. They are built-up areas, not RERA carpet areas and not saleable areas, so do not compare them directly with an apartment’s super built-up figure. The bedroom counts are counted off the drawings; the brochure prints no BHK label. Only these two of at least six plan types are published — ask for the rest.

The Type-3 Villa, Floor By Floor
This is the Type-3, east-facing plan on a 500.50 sq yd plot — the larger of the two published sheets. The Type-6 west-facing plan on 350 sq yd carries the same three-floor logic at 1,864.75 sq ft per floor: a master suite and a further bedroom with a family lounge on the first, and a home theatre, a gym and a second master on the second. Room dimensions are read off the drawings themselves.
Ground Floor
Living 19'7½" × 14'9" and dining 14'0" × 14'9" off a double-height entrance, with a home office of 19'7½" × 10'7½" facing the drive. A guest bedroom of 12'0" × 14'4½" with its own dress and toilet, a servant room of 8'1½" × 8'3" with a separate toilet, a wet kitchen, a dry kitchen, a pooja room, a powder room, a utility court of 8'3" × 18'9", a 12-foot deck, a 1,350 mm outdoor deck along the front, and parking for three cars at 24'0" × 17'6".
First Floor
Three bedroom suites, each with its own dressing room and toilet — a master of 14'6" × 19'7½", a Bedroom-1 of 19'7½" × 17'0" and a Bedroom-2 of 12'0" × 14'4½". Between them a family lounge of 18'0" × 17'7½" and a second lounge of 14'10" × 10'1½", with a sit-out of 14'1½" × 7'6" and a 1,525 mm balcony along the front.
Second Floor
The leisure floor. A home theatre of 17'10½" × 20'0", a gym and party zone of 19'3" × 20'6", a bar zone of 11'9" × 6'10½", a laundry, a powder room and two lounges — plus a further master suite of 14'6" × 20'0" with dress and toilet, all wrapped around a double-height void over the living room and opening onto another 1,525 mm balcony.

A Space Where Time Slows
The clubhouse runs to three levels and is listed as exclusive to residents. What the brochure prints inside it: a cross-fit exercise arena, a badminton court and squash courts, a gym with cardio and weights, meditation, yoga and aerobics rooms, a business lounge with work stations and a board or conference room, a creche with a confined kids’ play area, a reception lounge, a spa and salon, well-furnished guest rooms, a library, an indoor games room, a multi-purpose banquet hall with a mini banquet space, an ATM provision, a restaurant or coffee shop and provision for a supermarket.
Worth asking about: There is no swimming pool anywhere in the brochure’s nineteen-item club list, and none is shown in the clubhouse render. At this price point that is unusual enough to be worth a direct question to the developer before you book.
Everything The Brochure Actually Lists
Three lists, 40 entries between them, reproduced in the groups the deck prints them in — nineteen inside the three-level club, eight outdoors and thirteen project highlights. Nothing has been added to lengthen the count.
What This Brochure Does Not Say
Celosia’s deck is 23 pages of mood, two architectural plan sheets and a master layout. It is not a technical document, and the honest thing to do with the gaps is to name them rather than paper over them. Everything on this page comes out of that deck; everything below is missing from it, and a REALOS advisor can chase each one for you in writing.
A RERA registration number
The highlight list claims “HMDA & RERA Approved” — but no registration number appears anywhere in the 23 pages. An approval claim you cannot check on the portal is not the same thing as a registration you can. Ask for the number and verify it at rera.telangana.gov.in before you pay anything.
A specification sheet
There is none — no structure, flooring, joinery, sanitaryware, electrical, lift or finishes specification of any kind. E-Infra’s other decks (Elegant Nivasa, Autumn) carry detailed ones, so ask for Celosia’s and read it against those.
The unit sizes, in the highlight list
Where the size line belongs, the deck prints the literal placeholder “????? Sft Areas East, West & North-Facing Units”. The field was never filled in. The areas ARE recoverable — they are on the two plan sheets, and are reproduced in the table above — but the brochure itself does not state them.
A swimming pool
The nineteen-item club list does not include one, and none appears in the clubhouse render. Confirm whether one is planned.
Price, payment schedule or possession date
None of the three is printed. E-Infra’s portfolio grid, printed in a different deck, dates Celosia to a 2028 handover — that is another document’s claim, and the registered agreement is what governs.
Four of at least six plan types
The two published sheets are numbered Type-3 and Type-6. The other types exist and are not shown.
Distances or drive times
The location page is a map with landmarks and no numbers on it at all — no kilometres, no minutes. Rather than invent them, this page reproduces what the map actually shows.
Celosia, In View
All renders are artist’s impressions and proportions are subject to change; villas and plots are subject to availability. The last tile is decorative artwork from the brochure and is labelled as such rather than shown as a project image. The master layout plan and the location map are reproduced on the brochure’s own oxblood ground because that is how it prints them.
A Location Of Infinite Potential
That is the brochure’s own heading — and it is followed by a map with not a single distance or drive time on it. So this section shows what the map marks, and invents nothing.
Celosia’s map pins the site at Kollur, between Velimela to the west and Osman Nagar and Tellapur to the east, with Radial Road No. 7 running north of it and the Outer Ring Road curving below — the Edulanagulapalli toll booth at ORR Exit No. 2 is the marked entry point, and the Bhanurpally–Hyderabad road runs along the bottom of the drawing.
The brochure calls this a “Location of Infinite Potential” and then declines to quantify it: there is not a single distance or drive time anywhere on the page. What the map does show is the belt this address sits inside — Nallagandla, Gopanpally and the Financial District eastward, Neopolis and the Kokapet IT SEZ at the far end of the ORR curve, and an unusually dense run of schools between them.
The brochure’s location page carries no distances and no drive times — not one. Everything above is simply what the map marks, reproduced without inventing a figure for any of it. Ask a REALOS advisor for measured drive times, or check them yourself against the site location before you decide.
About E-Infra
E-Infra as a brand was formalised in 2021, but the brochure is careful to say the roots of the company are over twenty years old: several projects were launched and finished across Hyderabad under the EIPL Group name, and E-Infra’s founders were active founding members of the former EIPL group. Celosia is its triplex villa community at Kollur; Elegant Nivasa, also at Kollur, Autumn at Thummaloor and La Casa at Adibatla — all on this site — are the same developer.
Who Drew The Plans
The history above is the developer’s own, as printed in the project brochure, and is reproduced here rather than verified by REALOS. Celosia’s brochure claims HMDA and RERA approval but prints no registration number, so there is nothing here to check it against — ask for the number, the sanctioned layout, the title documents and the construction agreement, and take independent legal advice, before you commit.
